GREEN OFFICE BUILDING STANDS OUT WITH WOOD DESIGN AND ECOLOGICAL FEATURES

 

A truly ecological office building in Tallinn, Estonia, has been in use since spring 2018. It has been named by its location at Järvevana 7B close to the city center, just by the Lake Ülemiste and a refreshing pine grove. The public roof terrace offers views on the old city and city center of Tallinn.

According to Henri Laks, Partner and Member of the Management Board of the developer company Hepsor OÜ, the main target was to build a competitive office building which clearly stands out from other rentable office premises in Tallinn. This goal has proved to be the starting point for a success story.


“All the premises have been occupied since completion, and the feedback from our tenants has been really good. We succeeded in combining good architecture with unique, environmentally friendly technical solutions for heating, cooling, ventilation and water supply. This also attracted a good mix of tenants.”

COMBINING SUSTAINABLE ARCHITECTURE AND ENERGY EFFICIENCY


The 5-story building has altogether 5,800 m2 of office spaces. It has been designed by a local architect company Arhitektuuribüroo PLUSS OÜ. Hepsor’s Development Project Manager Tarmo Tammemäe led the planning work of the ecological functionalities. The actual construction project was carried out by Mitt&Perlebach OÜ, and led by Construction Director Martin Varvas.

The wood façade of the building stems from green thinking. The windows are behind wooden covers and ribs which protect the rooms from the heating effect of sunbeams. Energy efficient ground heating keeps the building warm during winter and cools it in the summertime. The solar panels on the roof help keeping the energy expenses low.

The controlled circulation concept TABS is a novel solution for the heating and cooling of office spaces. As usual, during the first year, the automation of heating, ventilation, and air conditioning have been adjusted in order to reach the perfect level of healthy and comfortable indoor climate.

The environment has been thought also in the water supply of the building: The water supply takes place partly from the public water supply and partly on a rainwater basis. Nearly 75% of the water used is drawn from rainwater.

One important part of an office building is fire safety. The wooden facade structures, as well as wooden walls, ceilings and decorative ribs, have been fire protected with environmentally friendly fire retardant NT DECO. The protection meets the requirements of Euroclass B-s1, d0.

GREEN OFFICES ARE GOOD FOR PEOPLE AND BUSINESSES


The beautiful wood building is harmonious and distinctive, and the building is appreciated among tenants thanks to other features, too. The green office building is ecological to maintain, but also attractive in design and comfortable in functionality.

The premises of Järvevana 7B have been occupied by companies like Atea, Ridango and Toyota – and the companies behind the existence of the building: also Hepsor and Mitt&Perlebach have their offices in this nice environment.

Hepsor’s Henri Laks says, that the company intends to invest in the green building also in the future: new projects are already on way in Tallinn, Estonia and Riga, Latvia.
